The Niedenau 84/86 property in Frankfurt deserved a new start. TEK TO NIK Architekten developed the key ideas for a modern appearance and the economic concept. Now the realisation of the main feature has begun: the façade made of solid natural stone for the pilaster strips around the large-format windows. This gives the entire structure an impressive, metropolitan three-dimensionality.

The façade makes the new 7-storey building a star of the street. Its physical feel harmonises perfectly with the listed surroundings of the Villa May. The appearance gives the property, which had previously been functionally developed with technical buildings, aesthetic independence, a clear presence in the streetscape and thus a high additional address value for tenants and investors.

The gross floor area above ground is just under 3,000 square metres. Offices are planned for one or more tenants as well as retail space on the ground floor. After planning permission was granted in August 2021, construction of the façade has now begun. TEK TO NIK is responsible for work phases 1-4, the contract for phase 5 was awarded to a Stuttgart office, which resulted in changes to the planned façade (the rendering shows the façade design planned by TEK TO NIK). Completion is planned for September 2025. We will then publish a more detailed project report.
